Prices and payment schedule
The payment for the unit will be in thailand baht (THB). The buyer is aware that every price in euros are approximately and the currency exchange rates may change,The purchase price is to be paid in THB according to the scheduled payment plan.
Price for standard apartment unit (80m2 + 40m2 terrace): 5,5 mill THB / 110 000 €
The price is pre-contstruction price according to scheduled payment plan.
All payments shall be transfered to Eide Loken properties bank account at the KrungThai bank LTD in Thailand. Every transfer needs to be marked with purchase of apartment.
The developer holds the right to change the purchase price of any unsold apartments after construction.These will be sold for market price when completed.
Payment plan
25 % payment when signed contract.
25% when ground construction is completed.
25% when building structure is completed.
25% when the apartments are completed.
1000 € shall be paid in advance when apartment is reserved, the amount will be refunded with interests when apartment is completed.
Additional costs
There will be a fee for registering the apartment on the buyers name at the land office in Samui. This is approximately 1,5% of the purchase price. A freehold ownership is possible for an additional cost of 200 000 THB. The fees covers registration at the land office, legal work and all other related expenses.
Insurance
Eide Loken properties Ltd . is responsible for the property and the building is fully insurance covered during the construction period. The company is also responsible for all legal matters with the thai autorities.
Monthly expenses
Eide Loken properties accountant will be responsible for the daily managing of the residencial complex. This management is covered by the monthly expenses. The monthly expenses will cover cleaning and maintance of the residencial complex, gardener, pool mainatnce, electricity of the common areas and insurance of the building.
Electricity of each unit will be covered by the respective owners.
The monthly expenses is estimated to be 2500THB/55€ per month. The monthly expenses will be paid in advance for one year.
